Our Vision for South East Coalville

The development is attractively positioned along the River Sence and within the National Forest, providing easy access to the rolling Leicestershire countryside to the south. Nearby attractions include the Sence Valley Forest Park, Donington le Heath Manor House, Bardon Hill and Coalville Park.

Introduction

Working with key local stakeholders, Harworth is delivering a high-quality development comprising approximately 2,000 new homes, a Local Quarter with retail and other amenities, extensive areas of landscaped green open space and community facilities, which will support the new residents. A new two form primary school will be delivered by Harworth to support the new residents and wider community.

Harworth are committed to delivering the entire development via a programme of serviced parcel sales to its housebuilding partners.

Hugglescote Grange & Swinfen Vale

South East Coalville comprises of two main regions: Hugglescote Grange and Swinfen Vale. Hugglescote Grange sits within the Parish of Hugglescote & Donington le Heath and is located on the northern side of the development between Grange Road and the River Sence. It is named after the surrounding villages and historical farming uses in the area.

Swinfen Vale is within the Parish of Ellistown and Battleflat and forms the southern side of the development between the River Sence and Beverridge Lane, bounded by the rail line along the eastern edge and the former railway embankment to the west. Swinfen Vale is named after the historic settlement and its setting in the River Sence valley.

Development Progress

Phase 1 at Hugglescote Grange- Will see over 500 high quality homes delivered by housebuilders Redrow, Bellway, Morris and Cadeby Homes. Cadeby is the most recent housebuilder on site with contracts exchanged in December 2022, Cadeby will deliver 80 homes.

Phase 2 at Swinfen Vale- Planning for a new Aldi within the local centre has been approved and is set to open late 2023. Also, this year Harworth have commenced further earthworks enabling future house sales at Swinfen Vale.
