Harworth Development Update - July 2021

Welcome to the first Harworth development update which provides progress report for the ongoing development at our South East Coalville site and our neighbouring commercial development at Bardon Hill.

Harworth is the master developer of both the South East Coalville and Bardon Hill developments and this regular blog post will include an update on our own activities and those of our development partners/stakeholders including the housebuildres, commercial occupiers/developers and the local/County Councils.

SOUTH EAST COALVILLE - SUSTAINABLE URBAN EXTENSION (SUE)

Outline approval for the South East Coalville SUE was granted back in 2016. Within the overall scheme Harworth Group own the majority of the land between Grange Road and Beveridge Lane.

Work on Phase 1 of the site (land between Grange Road and the River Sence), known as Hugglescote Grange began in summer 2020.

The first parcel for housing at Hugglescote Grange was sold to Redrow, who are now on site. You may have seen the houses being built which will be occupied later on this year.

Hugglescote Grange is named after the historical villages and farms in the area. The entrance to the site includes signage that reflects the National Forest setting and a nod to the Famous Fifty (who originated from the Coalville area and fought in WW1), by incorporating 50 leaves on the entrance feature wall and 50 trees down the spine road.

We also have approval to install landscaping all alongside the southern and eastern sides of Hugglescote Grange, including construction of two play areas and completion of the permanent public right of way route. All the landscaping and the first play area (south of the Redrow scheme) is due to be completed by March 2022. We are in discussion with housebuilders about the following residential phases, to ensure a high standard of design is continued.

Harworth have also started work on Phase 2 of the site, known as Swinfen Vale. This area comprises the land north of Beveridge Lane and south of the River Sence. Swinfen Vale is named after historic settlements in the area and its setting in the River Sence valley. It is in this part of the site that the primary school and the local centre will sit.

Here we will be constructing a new access roundabout, undertaking earthworks and installing other infrastructure and landscaping. Some key ecological improvements will be implemented including translocating hedgerows, tree protection and creation of an open mosaic habitat area.

We will also be constructing a road bridge over the River Sence which will form the infrastructure for the first part of the A511 relief network.

The main earthworks have started, with local contractor Newline undertaking the works. Any key dates for works which may affect the highway network will be publicised in advance.

BARDON HILL LOGISTICS PARK

Harworth has approval for the detailed design of six commercial units on the land south of Bardon Way and east of Regs Way. The project has been designed to provide a high quality and energy efficient scheme, with units being delivered to a higher specification than current energy standards require.

We have appointed Winvic to undertake the construction of these units, which will include earthworks and drainage of the site. As part of the works, a new access road will be installed off Bardon Way.

The Local Wildlife Site to the south of river will be enhanced and maintained with new fencing and bat and bird boxes. Access will continue to be prohibited to ensure wildlife is protected.

Works on site will start this summer and are expected to last for around a year.
